Josh bought his first investment property in 2005 which is when he “caught the real estate bug” and has been working full-time in the industry since 2010. After being in the industry for over 20 years, he has become acutely aware of how hard it is to buy and hold real estate in the Bay Area. His specialty is helping people find creative ways to get a foothold in this expensive real estate market. Josh launched a YouTube series called “Creative Real Estate Ownership (CREO)” to shed light on the challenges people are facing, the local folks helping to provide solutions, and the myriad ways that buyers can get creative and stay in the Bay.

Josh has done numerous transactions on both sides of the Bay representing buyers and sellers of single-family homes, condominiums, TICs, duplexes, triplexes, fourplexes and larger multi-unit buildings. He finds the process of building relationships with his clients to be deeply rewarding. Buying and selling properties represent some of the biggest financial decisions that people make in their lives and he considers it a privilege to have the opportunity to help his clients throughout the process. Josh takes the time to study and communicate all of the pros and cons of properties to his clients, and to relay to them trends in the market that affect value. He beautifully prepares properties for listing for his seller-clients and happily advises his buyer-clients on home improvement options to be done after close of escrow. He knows that real estate changes lives (like it has changed his) and he does everything in his power to help his clients make the best decisions for them.

Josh is also an active real estate investor and developer. He has formed investment groups made up of individuals who pool their resources to buy properties they could not purchase on their own. Josh loves leading investment groups as he interacts with various government entities, tenants, lenders, general contractors, and the numerous other vendors required to run a project successfully. And Josh knows that all real estate owners are investors too so he helps bring a little of the investor’s mindset to his clients for any purchase or sale.

Josh was born and raised in Berkeley, CA, and after many years away, he settled back in North Berkeley with his wife and two sons. Josh graduated from UCLA with a bachelor’s degree in English literature, after which he went on to attend San Francisco State University and earn an executive MBA. He is a fluent Spanish speaker and has spent significant time in Spain and Mexico. He loves to travel and will readily talk about all of the places still on his list to see. Josh is an avid swimmer and hiker and loves to spend time with family and friends. He is passionate about the Bay Area and looks forward to sharing his enthusiasm for the region and all that real estate has to offer with his clients.
